A straight tailed 172 with low time - a good engine - instrument certified that needs little or no work? Or maybe you have a different definition of "decent". I can't imagine a "decent" flyable straight tailed 172 that won't need some work.
Hmm I'd like to see some of those. I feel pretty convinced that my airplane is worth much more than 12,500. when I mentioned that to the lady who offered that - she came back and told me that "12,500 was a total lowball" but figured she would ask. she said my price is a very good price.
