Mr. Mark smith: Mark: I suspect that you have already found what the Bacon Strip Ranch fly in is about from info posted here right after your question to me.
Actually the landing strip is not a road but it is kinda dry lake although there is some brush around and it doesn't really look like a dry lake. No problems with landing there that I have ever had and as said there have been twin engine airplane as well as many other and different birds that come to it.

I have been to the Fly in 7 different years. I believe it has been going for 14 years give or take. In all that time we had one year about 3 back when it rained hard and made mud so attendance was way down. That was the only time that has happened.
A couple of years some of us flew out on Sat morning and went North East up to Shoshone, Calif for breakfast and then back to the strip. Shoshone is a small airport. Just a runway and a parking pad that will only park 4 or 5 airplanes. Then a very short walk up to the famous Crowbar Cafe and Saloon for a good breakfast. This is almost on the border of Death Valley. There is a small store right across the street so you can pick up a few things you might need back at camp at the Bacon Strip Ranch since there is no store or anything even close to the ranch.
They have a pavilion and a fire pit for evening gathering and visiting.
It is a fun and relaxed fly in.
Mark I believe it would be just a little closer for you than it is for me from Northern Utah.
Just got a text from Charlie Rowlett and he says the fly in this year is October 8-9 with rain date the following weekend if weather ruins the 8-9 date.
8th is a Saturday and 9th is Sunday. I always arrive the day before. Friday afternoon. Usually get there around 2:30 or 3:00.
Attatched is a pic of the pavilion that Charlie just sent me 10 minutes ago.
If the weather doesn't stop me maybe I will see you there.

Here it is. The Bacon Strip Pavilion

There is an outhouse there and also a couple of small storage sheds. Nothing else besides the airplanes etc.

You can also shoot guns at Bacon Strip.

Getting back to selling my airplane -- anybody in this club interested in N22507?

P.S. -- I just got a text from a guy in Sacramento who wants to see my plane.

Mark good luck with selling your plane. I met you at Alvord Desert a few years back. Thank you for being my inspiration to to keep my DME in my panel. After you and I talked out there my avionics shop wanted to convince me that I didn't need it any more because we were installing a WASS GPS. So back and forth the conversation went and I finally just said " we are keeping it because I like it " and still fly a DME arc way more accurately than I can with the GPS. Every time I fly that DME arc with the KN 64 I think "thanks mark"
I'm getting my IFR rating flying done in my plan with my instructor and safety pilot and they are both of our same opinion.

My plane has VOR/LOC/GS + DME. We used to call that "slant A" or "/A". Not sure if they still use that terminology.
With my setup, my plane is legal to shoot ILS, LOC, VOR/DME, etc., etc. approaches.
It does not have IFR GPS. Maybe the next owner will want to go that route...

Down to 25k? Seems low to me. Are you getting specific feedback that the aircraft is incorrectly priced or are you on the clock to get it sold? Happy to shut up and color, but hate to see a member leave money on the table.

Yes, $25K and a guy is going to pick it up on Wednesday. He has followed the entire "missing logs" saga. In fact, I had to contact him and disclose to him the issues I was learning, when I had originally told him that all of the original logs were intact, which they are not.
I want a quick sale. Maybe it's a tad low, but the buyer has been patient with me. And priced at $42.5K, I was really getting very little interest, even before the "missing logs" issue was fully understood. And, I did a lot of advertising...

Fair enough. Speed to close is something I value and I have for sure lowered price for an easy transaction. My time is worth money.

Just wanted to say, I really appreciate all your “Annual” posts. Transparency in costs was helpful to newbies like me when trying to calculate cost of ownership.

Best of luck on the sale!
